Dubai to Launch ‘Rent Now, Pay Later’ Scheme, Giving Tenants More Flexibility: Dubai is set to introduce a new “Rent Now, Pay Later” service that could significantly change the way residents pay for housing, allowing eligible tenants to spread their annual rent across as many as 12 monthly instalments without interest.

The initiative, expected to launch in September 2026, is being developed by the Dubai Land Department (DLD) in partnership with a local bank. The proposed model is designed to reduce the pressure of large upfront rental payments while giving landlords greater certainty over receiving their annual rent.

How the new system will work

Under the proposed arrangement, a tenant would select a residential property and enter into the rental agreement. The participating bank would then pay the landlord the full annual rent upfront.

The tenant would subsequently repay the bank through monthly instalments over a period of up to 12 months, with the proposed arrangement carrying zero interest.

The final rules, including eligibility requirements, application procedures, processing arrangements and any administrative charges, are expected to be announced when the programme officially launches.

A major shift for Dubai tenants

Traditionally, tenants in Dubai have often needed to provide rent through one or several large payments. The proposed scheme could make monthly budgeting considerably easier, particularly for salaried residents and families who prefer to match their housing expenditure with their monthly income.

For eligible tenants, the potential advantages include:

  • Payment of annual rent in smaller monthly instalments
  • Reduced need for a large upfront cash payment
  • Improved monthly financial planning
  • Proposed zero-interest repayment
  • Greater flexibility when securing residential accommodation

The initiative could therefore make renting more accessible to residents who have a regular income but may find large upfront rental payments difficult to manage.

Landlords could also benefit

The scheme is not designed solely around tenant convenience. Landlords could receive the entire annual rent upfront from the participating bank, eliminating the need to wait for monthly payments from the tenant.

This could provide landlords with greater certainty and potentially make monthly rental arrangements more attractive to property owners who traditionally prefer receiving rent in one or a few instalments.

For property investors, the model could also contribute to more predictable rental cash flows and potentially improve the attractiveness of Dubai’s residential property market.

However, the precise financial and contractual implications for landlords and investors will depend on the final framework released by the DLD.

Builds on Dubai’s Flexi Rent initiative

The Rent Now, Pay Later programme follows Dubai’s Flexi Rent initiative, introduced by the DLD in June 2026.

Flexi Rent expanded payment options for participating properties, allowing tenants to make payments monthly, quarterly or semi-annually. The programme was developed in partnership with property companies and was intended to ease rental pressures and provide greater flexibility to residents.

The proposed Rent Now, Pay Later system goes a step further by introducing a banking component: the bank would pay the landlord upfront while allowing the tenant to repay the amount over time.

What it could mean for Dubai’s property market

The new system could have wider implications for Dubai’s real estate sector. By making rental payments more manageable, the initiative could improve housing accessibility and potentially encourage greater tenant stability.

For investors and landlords, easier payment mechanisms could help maintain occupancy and broaden the pool of prospective tenants. At the same time, investors will be watching the final terms closely, particularly eligibility criteria, bank arrangements, fees and how the system affects rental contracts.

The initiative also reflects Dubai’s broader effort to modernise its rental market and introduce technology- and finance-driven solutions that make property transactions more convenient.

Final details awaited

Although the programme is expected to launch in September, the DLD and its banking partner are still working on the final structure. Details concerning who will qualify, how applications will be processed and whether any additional administrative costs will apply have yet to be confirmed.

If implemented as proposed, Dubai’s Rent Now, Pay Later model could represent a significant evolution in the city’s rental market—moving away from traditional large rental payments towards a more predictable, monthly payment model for residents while maintaining upfront rental receipts for landlords.
